An inspection is only as dependable as its routine, so ours runs in a fixed order on every house. First the field of the roof: each walkable plane checked for worn-off granules, curled or cracked shingles, hail marks and tabs that have come unsealed. Second, the joints: metal at walls and valleys, then every plumbing stack and exhaust opening with its rubber boot. Third, the perimeter: edge metal, the starter row and the cap along the ridge. Fourth, drainage: gutters and downspouts for dents, sag, clogs and where the water ends up. Last, the attic, where we look for dark rings on the sheathing, damp batts, pinholes of daylight along the nail rows and any sign the space is not breathing. Every item is photographed and tagged with where it sits. Before leaving, we go through the log with you and sort it into three bins: leave it, keep an eye on it, and address it now. A roof that needs nothing gets reported that way. A roof that needs work gets a quote built straight from the log, and if a storm is involved, that same log backs your claim.
