Roofing Services, Managed Start to Finish

Replacements, storm repairs and insurance claims make up most of the schedule. Every service below runs the same way: inspect, document, quote, protect the property, do the work, clean up.

The Four-Phase Plan

  1. Phase one: inspection

A daylight visit covering the roof surface, the metal joints, vents, gutters and attic. Every finding is photographed, and we note access, plantings and where the trailer and materials will be staged.

  2. Phase two: quote and claim

Your quote itemizes materials, quantities, labor and a fixed charge per replaced sheet of decking. When a storm caused the damage, the photo log goes to your insurer, we join the adjuster up top and we file supplements for anything overlooked.

  3. Phase three: prep and build

Start date confirmed. Beds, shrubs and the base of the walls covered. Tear-off, deck repair, underlayment, flashing, vents and shingles installed, with debris collected at the end of each workday.

  4. Phase four: closeout

Final cleanup, a magnetic sweep of lawn, drive and walks, every scrap hauled off, and a walkthrough with you to review the finished roof and hand over the paperwork.

Why Homeowners Trust Us With the Project

A good roof job is a well-run project. Here is what that looks like on yours.

  • Inspection photos before anything else

The roof surface, metal joints, vents, gutters and attic are checked and pictured. You see the same evidence that drives the quote.

  • A closeout packet in writing

At closeout you get the approved scope, a photo record of the work in progress and the product details for the roof we installed, so your file is complete.

  • Property protected, site kept clean

Landscaping and the base of the walls covered before tear-off, debris gathered at the end of each workday, a magnetic sweep at the finish and everything hauled away. Your yard looks the way it did before we arrived.

  • The roof handled as one system

Shingles, flashing, ventilation and gutters planned and installed together, so each part supports the others and the roof performs as intended.

  • Claim help that keeps moving

Storm damage logged for your insurer, the adjuster joined on the roof and gaps supplemented, while you make every decision.

Working Across Berkeley Lake and Western Gwinnett

Berkeley Lake is a small city tucked into the hills of western Gwinnett County, with winding streets, steep driveways and homes set among mature hardwoods and pines around the lake. Those conditions shape how a roof job is staged: where the trailer can park, how materials reach the roof and how beds and lawns on sloped lots are protected. From Peachtree Industrial Boulevard we reach Duluth, Peachtree Corners and Norcross in minutes, with Johns Creek, Suwanee and Alpharetta to the north and Lilburn, Tucker, Doraville and Chamblee to the south. Spring and summer storms bring hail, high wind and falling limbs across the whole area.

Sloped lots, planned staging

Steep drives and hillside yards get a staging plan so materials and debris never land on your plantings.

Tree cover accounted for

Overhanging limbs and leaf-heavy gutters are part of the inspection and the cleanup plan.

A New Roof Without a Wrecked Yard

Roof work is messy by nature. It does not have to stay that way. Covered landscaping, cleanup at the end of every workday and a magnetic sweep at the finish mean the only thing that changes is the roof.

Project Questions, Answered

What homeowners ask most when planning a roof job.

What timeline should I expect for a re-roof?

Most homes wrap up within a day or a few days. Roof size and pitch, how many old shingle layers we strip, the amount of rotten sheathing and the weather all move the timeline. Your quote includes a target schedule, and you get updates as the work progresses.

What determines the cost of a new roof?

Roof area and steepness, how many old layers exist, sheathing repairs, your material choice and how many valleys, dormers and pipes the roof has. We take measurements, photograph the roof and hand you an itemized quote, so every cost is visible before work starts.

How does a roof insurance claim move from start to finish?

It begins with an inspection that logs the damage. You open the claim and your insurer schedules an adjuster, ideally with your roofer on site. An estimate follows, gaps are supplemented, the work gets done and the closing paperwork is sent in to finish the file.

Will I need to pay part of the claim myself?

In most cases, yes. Policies set a share of each covered claim that the homeowner pays, and that applies to roof claims too. It cannot be waived or absorbed by the roofer. We focus on making sure the rest of the claim is properly documented.

Do I need a permit to replace my roof?

A full replacement typically needs a permit in many Georgia cities and counties, though small fixes often do not. Each jurisdiction sets its own rules. When one is needed, we obtain it and book any required inspection as part of the project.

Can a roof be replaced in cold weather or rain?

Cold weather is workable within the manufacturer's guidelines, though shingles may need hand-sealing if it is too cool for the seal strips to bond. Rain is not. We schedule around the forecast and never leave a roof open when rain is expected.

What does a roof inspection include?

Every accessible slope is checked for shingle damage, along with flashing, vents and pipe collars, drip edge, ridge cap and gutters. We also inspect the attic for staining, moisture, daylight and ventilation. Each finding is photographed and explained.

Manufacturer coverage versus workmanship coverage: what is the difference?

The manufacturer side addresses defects in the materials. The workmanship side addresses the installation. Our roofs ship with a standard warranty, and you may buy up to broader shingle or workmanship warranty tiers.

Should I replace my gutters when I replace my roof?

Often it makes sense. If the gutters are undersized, sagging, leaking or damaged, replacing them while the roof edge is open saves a separate visit and lets the drip edge and gutters be fitted together. If they are in good shape, we will tell you to keep them.

Run Like a Project, Finished Like a Favor

Berkeley Lake Roofing manages every roof job the way a good project should be managed: a clear plan, a set schedule, regular updates and a site that is cleaned up every day. Landscaping is protected before work begins, the roof is installed as one complete system, and the yard is swept and cleared before the final walkthrough.
